AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
IRWINDALE, CALIFORNIA, AMENDING CHAPTER 17.20 OF
THE ZONING ORDINANCE, ADDING A SECTION DEFINING R-
2-10,000 AND AMENDING THE STANDARDS RELATED TO THIS
ZONING CLASSIFICATION
WHEREAS, in January, 1998 the City Council directed City Staff
by minute action to complete a comprehensive review of the existing
density and characteristics of the residential neighborhoods found
on Hidalgo Street and Juarez Street to create standards that are
better representative of the development found; and
WHEREAS, the City has completed its study and has reviewed the
standards currently in place and options available to the City for
residential development; and
WHEREAS, the City Council finds that_. these amended standards
are necessary for the purposes of (1) clearly defining the density
allowed for these neighborhoods, and, (2) allowing for equal
development benefits for all property owners by creating a
development standards that represents the development
characteristics of the neighborhood, and (3) creating consistency
of density and thereby eliminating non -conforming uses of many of
the residential properties found in this area of the City;
WHEREAS, it is the intent of the City Council to further these
purposes by implementing the new residential classification related
to the parcels that have been included in the rezoning effort.
THEREFORE, THE CITY. COUNCIL OF THE CITY OF IRWINDALE DOES HEREBY
ORDAIN AS FOLLOWS:
Section 1: ADDITION OF THE R-2-10,000 STANDARDS. This
ordinance will add the provisions related to parcels in the R-2-
10,000 zone.
Section 2: Irwindale Municipal Code Chapter 17.20. Chapter
17.20 of the Irwindale Municipal Code is amended to read as
follows:
"Chapter 17.20
R-2 LIGHT MULTIPLE RESIDENTIAL ZONE
17.20.010 PURPOSE. (remains as written)

17.20.020 PERMITTED USES. No person shall use any
property in the R-2 zone for any use, other than the
following:
A. (remains as written)
B. (remains as written)
C. Two family dwellings, or condominiums, as that
phrase is defined in the Civil Code of the State provided
that; on corner lots; two single family homes may be erected,
provided one house faces the street upon which such lot fronts
and the other house faces upon the side street. (Ord. 177
Section 2(part), 1966: prior code Section 9410) In the R-2-
10,000 zone two single family homes may be permitted.

17.20.030 LIMITATIONS ON PERMITTED USES. The
following regulations shall be limitations on, and be
applicable to all uses in zone R-2:

17.20.040 STANDARDS OF DEVELOPMENT.- All premises in
the R-2 zone shall comply with the standards of development
set forth in Sections 17.20.050 through 17.20.100. (Ord. 177
Section 2(part), 1966: prior code Section 9412(part)).
17.20.050 IAT AREA. 10)
A. Required Lot Area. Each lot in the R-2 zone
shall have a minimum lot area measured in feet of not less
than:
1. The number following the zoning symbol
(if such number is less than one hundred, it means acres, and
if such number is more than one hundred, it means square
feet), or
2. Six thousand square feet when no number
follows the zoning symbol;
B. Lot Area Per Dwelling Unit. The lot area per
dwelling unit shall be three thousand square feet. (Ord. 177
Section 2 (part), 1966: prior code 9412(1)). Except as
applied in the R-2-10,000 zone, the minimum lot area per
dwelling unit shall be five thousand square feet. (Ordinance
No. 525 , 1998).
