AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF IRWINDALE,
CALIFORNIA, CHANGING THE ZONE DESIGNATION FROM C-3
(COMMERCIAL — RESIDENTIAL) AND A-1 (AGRICULTURAL) TO R-1
(SINGLE-FAMILY RESIDENTIAL) FOR PROPERTY LOCATED AT
4804 IRWINDALE AVENUE
(APN 8417-033-953 AND 8417-033-954)
WHEREAS, the City of Irwindale ("Applicant") is requesting that the
existing zone designation of C-3 (Commercial — Residential) and A-1
(Agricultural) be changed to R-1 (Single-Family Residential) for property located
at 4804 Irwindale Avenue; and
WHEREAS, the subject property has a current zone designation of C-3
(Commercial — Residential) A-1 (Agricultural); and
WHEREAS, the retention of the C-3 and A-1 zone designations on the property
located at 4804 Irwindale Avenue will be inconsistent with the planned use of the site
(single-family residential); and
WHEREAS, on July 1, 2010, the Planning Commission duly adopted Resolution
No. 578(10) PC recommending that the City Council adopt an ordinance approving the
proposed Zone Change; and
WHEREAS, this City Council has heretofore conducted a duly noticed public
hearing, as required by Law, concerning the potential adoption of this Zone Change and
said public hearing was concluded prior to the adoption of this Ordinance.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF IRWINDALE
DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1: The City's Zoning Map is hereby amended to change the zoning
designation for the subject property from the current C-3 (Commercial —
Residential) and A-1 (Agricultural) to R-1 (Single-Family Residential).
SECTION 2: The Deputy City Clerk shall certify as to the passage and adoption of this
Ordinance.
SECTION 3: The Deputy City Clerk shall forthwith transmit a certified copy of this
Ordinance, by certified mail, to the Applicant at the address of record set
forth in the Application.

adopted on second reading at its regular meeting held on the 11 th day of August 2010,
